Attn Lawyers...need answer to a question please

Have a friend, mom just died, she has 1% vested interest in his home. He wants to do take her name off the title. Only child, no will. Does he need to consult a certain kind of lawyer...like a probate one? If so, how long does something like that take?

He should talk with a real estate / trusts & estates lawyer in his state to determine the best course of action - what is not clear here is if he would get her rights, or whether there are other relatives (e.g., his dad, etc.) that might share in it.
